We were asked to advise on and devise a planning strategy to enable Pukka Pies to remain in the local area through expansion and improvement to their existing facility.
The Pukka Pies site has a significant number of physical constraints to growth, including a railway, highways and flood zone problems.
The growth site is located within Flood Zone 3 and is a historic backfilled quarry. Early engagement with the Environment Agency and the local planning authority led to the agreement on a strategy. A public exhibition was followed by an enabling planning application for the provision of drainage improvements (level changes), pedestrian linkages, biodiversity and landscape enhancements to the site. The first application was submitted and approved with conditions. A full planning application then followed for a 50,000 sq. ft. production facility associated offices (Use Classes B1, B2 and B8) together with associated landscaping, highway improvements, parking and servicing (including works to create an elevated plateau and flood attenuation).
This planning application was approved, subject to conditions and Marrons Planning is now in the process of preparing and submitting a number of Discharge of Condition applications in relation to planning permission to enable lawful commencement of development by Spring 2020.
